This Privacy Policy explains how the Alex Stoykov Group ("ASG", "we", "our"), a real estate team sponsored by Compass, collects, uses, and protects information when you use this website. We built our practices around a simple commitment, which Illinois law also requires us to state plainly: we do not sell consumer information gathered through this website.
Statutory disclosure (225 ILCS 454/10-35(a)). Illinois real estate licensees who intend to sell or share consumer information gathered from or through the Internet must disclose that intention to consumers in a timely and readily apparent manner. We do not sell your information. We share it only as described below: with our sponsoring broker Compass in connection with brokerage services you request, and with the service providers that operate this website on our behalf. If that ever changes, we will update this policy and disclose it clearly before any new practice takes effect.
Information we collect
Information you give us
- Contact and inquiry forms. Name, email address, phone number, and anything you write in a message, tour request, or buyer or seller onboarding form.
- Open house sign-in. Name and contact details you provide when signing in at one of our open houses.
- Newsletter. Your email address when you subscribe to our updates.
- Search preferences. Criteria you enter when searching homes, such as neighborhoods, price range, and property details.
Information collected automatically
- First-party analytics. We automatically record pageviews and basic interaction events: the page visited, the referring page, clicks on buttons and links, time spent on a page, general device type, your IP address and the approximate location derived from it (city level), and a random identifier stored in your browser. This data goes only to our own systems. We do not use third-party advertising trackers, and we do not build advertising profiles.
- Server logs. Our hosting providers keep standard technical logs (IP address, request time, user agent) for security and reliability.
How we use information
- Responding to inquiries and providing the brokerage services you request.
- Scheduling showings, tours, and appointments you ask for.
- Sending the newsletter or listing updates you signed up for. Every email includes an unsubscribe link.
- Understanding how the website is used so we can improve it (first-party analytics).
- Meeting legal and regulatory obligations that apply to real estate licensees, including record-keeping duties under the Illinois Real Estate License Act of 2000.
How we share information
We share personal information only with:
- Compass, our sponsoring broker, when needed to provide brokerage services. Illinois law requires all of our licensed activity to be conducted through our sponsoring broker.
- Service providers that run this website and our business systems (hosting, databases, email delivery, scheduling). They process data on our instructions and may not use it for their own purposes.
- Legal authorities when required by law, subpoena, or a regulator such as the Illinois Department of Financial and Professional Regulation.
We do not sell personal information, and we do not share it with third parties for their own marketing.
Cookies and browser storage
This website uses two kinds of browser storage:
- Essential storage. Used to remember things the site needs to work, such as form progress in our onboarding wizards. This storage does not track you and cannot be turned off.
- Analytics storage. A random visitor identifier and a session identifier so we can count visits without knowing your name or contact details. Analytics also record your IP address and approximate (city-level) location with each visit. We use no third-party cookies and no advertising trackers.
Clearing your browser storage removes the identifiers, and your next visit is counted as a new visitor.
Your choices and rights
- You can block cookies and browser storage in your browser settings; every page on this site still works.
- You can unsubscribe from any marketing email using the link in the email.
- You can ask us to access, correct, or delete personal information we hold about you by contacting us below. Note that Illinois law requires brokers to retain certain transaction records for a minimum period, so some records cannot be deleted before those retention periods end.
Data security and retention
Information is stored with access controls and encryption in transit. We keep personal information only as long as needed for the purposes above or as required by law, including the record-retention requirements that apply to our sponsoring broker under 225 ILCS 454/5-45.
Children
This website is intended for adults. We do not knowingly collect personal information from children under 13.
Changes to this policy
We will post any changes to this policy on this page and update the date at the top. Material changes to how we collect or share information will be disclosed in a timely and readily apparent manner, as Section 10-35(a) of the Act requires.
