Privacy Policy

This Privacy Policy explains how the Alex Stoykov Group ("ASG", "we", "our"), a real estate team sponsored by Compass, collects, uses, and protects information when you use this website, and what our team's ASG Hub iPhone app sends us (see The ASG Hub iPhone app). We built our practices around a simple commitment, which Illinois law also requires us to state plainly: we do not sell consumer information gathered through this website.

Statutory disclosure (225 ILCS 454/10-35(a)). Illinois real estate licensees who intend to sell or share consumer information gathered from or through the Internet must disclose that intention to consumers in a timely and readily apparent manner. We do not sell your information. We share information as described below, including with Compass for brokerage services, our service providers, and advertising measurement providers when you allow optional measurement. If that ever changes, we will update this policy and disclose it clearly before any new practice takes effect.

Information we collect

Information you give us

Contact and inquiry forms. Name, email address, phone number, and anything you write in a message, tour request, or buyer or seller onboarding form.
Open house sign-in. Name and contact details you provide when signing in at one of our open houses.
Newsletter. Your email address when you subscribe to our updates.
Search preferences. Criteria you enter when searching homes, such as neighborhoods, price range, and property details.

Information collected automatically

First-party analytics. We automatically record pageviews and basic interaction events: the page visited, the referring page, clicks on buttons and links, time spent on a page, general device type, your IP address and the approximate location derived from it (city level), and a random identifier stored in your browser. This first-party analytics data goes to our own systems. Optional advertising measurement is described separately below.
Server logs. Our hosting providers keep standard technical logs (IP address, request time, user agent) for security and reliability.
Forms, emails and signs. When you send a form we keep the IP address it came from, to stop spam and fraud. Links in our emails, and QR codes on our signs and ads, tell us when they are opened.

How we use information

Responding to inquiries and providing the brokerage services you request.
Scheduling showings, tours, and appointments you ask for.
Sending the newsletter or listing updates you signed up for. Every email includes an unsubscribe link.
Understanding how the website is used so we can improve it (first-party analytics).
Meeting legal and regulatory obligations that apply to real estate licensees, including record-keeping duties under the Illinois Real Estate License Act of 2000.

How we share information

We share personal information only with:

Compass, our sponsoring broker, when needed to provide brokerage services. Illinois law requires all of our licensed activity to be conducted through our sponsoring broker.
Service providers that run this website and our business systems, on our instructions and not for their own purposes: Vercel and Amazon Web Services (hosting), Supabase (database and files), Resend (email delivery), Follow Up Boss (our client records), Google (maps and address suggestions), and our listing search provider.
Our AI provider, only while it is switched on. Our website chat and AI home search send what you type to Anthropic (Claude), which may not train on it. Both are switched off today.
Legal authorities when required by law, subpoena, or a regulator such as the Illinois Department of Financial and Professional Regulation.

We do not sell personal information. Optional advertising measurement may share browsing and action events with Meta and Google when you allow it.

Optional advertising measurement

If enabled and you choose Allow, Meta Pixel and Google Analytics receive page views and selected action events, such as viewing a listing, clicking an agent's phone or email link, or submitting a listing inquiry. These providers may receive technical information such as your IP address and browser identifiers, and use cookies under their own privacy policies. Meta measurement can support ad attribution and advertising audiences. We do not include your name, email, phone number, message, or assistant conversation in our explicit event payloads.

Listing pages show videos and 3D tours from YouTube (in its privacy-enhanced mode, which sets no tracking cookies until you press play), Vimeo (with do-not-track on) and Zillow, and our home search page shows listings through our listing search provider. Each may receive your IP address and set its own cookies under its own privacy policy.

You can decline optional measurement and still use the site and submit inquiries. Use the Cookie preferences button to change your choice. Global Privacy Control and Do Not Track signals prevent these optional scripts from loading. See Meta's privacy policy and Google's privacy policy.

Cookies and browser storage

This website uses these kinds of browser storage:

Essential storage. Used to remember things the site needs to work, such as form progress in our onboarding wizards. This storage does not track you and cannot be turned off.
Analytics storage. A random visitor identifier and a session identifier so we can count visits without knowing your name or contact details. Analytics also record your IP address and approximate (city-level) location with each visit. Optional Meta and Google scripts may use their own cookies only after you allow advertising measurement.

We also remember your advertising measurement choice and campaign tags within your browsing session so a listing inquiry can include its campaign source.

Clearing your browser storage removes the identifiers, and your next visit is counted as a new visitor.

The ASG Hub iPhone app

ASG Hub is our team's own iPhone app, for the agents and staff of the Alex Stoykov Group. You sign in with your Compass account. This is what the app sends to our team's server, and why.

Your sign-in. Your Compass Google sign-in, so the server knows who you are and shows you your own work.
Diagnostics. Reports of crashes and hangs, and how quickly the app opens and responds, with your phone's model and iOS version, so we can find and fix problems. They never include what you write.
Problem reports. When you report a problem, your words and the screenshots you choose to add.
What you say to Joris. The words you type or speak to Joris, the app's assistant. When you speak, the recording is sent through our server to ElevenLabs, which turns it into text; we do not store the recording. Joris's answers are written by Anthropic's Claude, which receives the conversation through our server. When Joris speaks, his voice is produced by ElevenLabs from the text of his reply, also through our server. The app asks before Joris is first used, and nothing goes to either company until you allow it; you can withdraw it in the app under Settings, Joris, and then nothing more is sent.
Your Google account, if you connect it. If you connect your Google account in the app's settings, the server reads only the services you turn on there (for example Gmail, Calendar, Tasks). To sort new email and to answer your questions, Joris sends the sender, subject and short preview of new messages, and the calendar or task details a question needs, to Anthropic's Claude. Nothing is sent from your Gmail or added to your calendar unless you tap to approve it. Our use of information received from Google APIs adheres to the Google API Services User Data Policy, including the Limited Use requirements; it is never used for advertising and never sold.
What Joris learns. If you leave "Learn how I work" on, Joris keeps short notes about how you like to work, drawn from your conversations and choices. You can read, edit or delete them, or turn learning off, in the app under Settings, Joris. Turning it off deletes what was learned.
What you share. A contact, photo, or file you choose to share in a chat message is sent with that message.
Notifications. Your phone's notification address, so the server can send you the notifications you turned on.

The app uses your location, only when you allow it and only while the app is open, to start the day's route from where you are and to tell you when to leave for your next stop. The route is worked out on your phone. To show that day's weather, the app sends one location (where the route starts) to our server, which asks the weather service for the forecast there and uses it for nothing else.

The app keeps your session in your phone's Keychain so you stay signed in. Signing out removes it and clears what the app kept on the phone.

Deleting your data. In the app, Settings, Delete my ASG Hub data erases what the app keeps about you: what Joris knows and learned from you, your conversations with him, your settings, your phones and notification addresses, your Google connection (which is also withdrawn at Google), your automations, your problem reports and diagnostics, and when you were online. It then signs you out and clears what the app kept on the phone. Your Compass account stays, because it belongs to Compass, and so do the team's business records (leads, listings, deals, bookings and requests) and what you posted in team conversations, which belong to the team and which Illinois brokers must keep. Drafts already in your Gmail stay in your Gmail.

The app has no advertising and does not track you across other apps or websites. We do not sell anything it sends us.

Your choices and rights

You can block cookies and browser storage in your browser settings; every page on this site still works.
You can unsubscribe from any marketing email using the link in the email.
You can ask us to access, correct, or delete personal information we hold about you by contacting us below. Note that Illinois law requires brokers to retain certain transaction records for a minimum period, so some records cannot be deleted before those retention periods end.
If we decline a request, you can ask us to reconsider by emailing contact@alexstoykovgroup.com, and we will explain our decision in writing.
Use Your privacy choices at the bottom of every page to allow or decline optional measurement at any time.

Data security and retention

Information is stored with access controls and encryption in transit. Website analytics, including IP addresses and city, are deleted after 13 months. Other personal information is kept only as long as needed for the purposes above or as required by law, including the record-retention requirements that apply to our sponsoring broker under 225 ILCS 454/5-45 (at least five years for transaction records).

Children

This website is for adults 18 and older. We do not knowingly collect personal information from anyone under 18.

Changes to this policy

We will post any changes to this policy on this page and update the date at the top. Material changes to how we collect or share information will be disclosed in a timely and readily apparent manner, as Section 10-35(a) of the Act requires.
