Equal Housing Opportunity. The Alex Stoykov Group and our sponsoring broker, Compass, are committed to providing real estate services in full compliance with all fair housing and civil rights laws, and to the spirit behind them: everyone deserves a fair and equal opportunity to buy, sell, or rent a home.

Our commitment

We provide brokerage services without regard to race, color, religion, national origin, ancestry, sex, sexual orientation, gender identity, age, marital status, familial status, disability, military status, source of income, immigration status, arrest record as defined by Illinois law, or any other class protected by federal, state, or local law. This commitment applies to every part of our work: advertising, showings, offers, negotiations, and referrals.

Illinois law makes this a professional obligation as well as a legal one. The Illinois Real Estate License Act of 2000 requires licensees to comply with all applicable fair housing and civil rights statutes (225 ILCS 454/15-15(a)(5)), and every Illinois licensee completes required fair housing education as part of licensing and continuing education under the Act.

Laws that protect you

  • Federal Fair Housing Act (42 U.S.C. 3601 and following): prohibits discrimination in the sale, rental, and financing of housing based on race, color, religion, national origin, sex, familial status, and disability.
  • Illinois Human Rights Act (775 ILCS 5): extends protection to additional classes in Illinois, including ancestry, age, marital status, military status, sexual orientation, gender identity, order of protection status, immigration status, and lawful source of income.
  • Chicago Fair Housing Ordinance and Cook County Human Rights Ordinance: local protections that apply to housing in the city and county.

What this looks like in practice

  • We market every listing to the broadest possible audience.
  • We never steer buyers toward or away from neighborhoods based on protected characteristics.
  • We present all offers and treat all customers honestly, as Sections 15-15 and 15-25 of the Act require.
  • Our advertising describes properties, not who we think should live in them.

If you believe your rights were violated

You can file a complaint with:

  • U.S. Department of Housing and Urban Development (HUD), Office of Fair Housing and Equal Opportunity: hud.gov/fairhousing or 1-800-669-9777.
  • Illinois Department of Human Rights: dhr.illinois.gov.
  • Complaints about a licensee's conduct may also be made to the Illinois Department of Financial and Professional Regulation, Division of Real Estate: idfpr.illinois.gov.
