Who we are

The Alex Stoykov Group ("ASG", "we", "our") is a real estate team as defined by Section 1-10 of the Illinois Real Estate License Act of 2000: two or more licensees who work together, are identified by a team name different from their sponsoring broker's name, and are supervised by the same managing broker and sponsored by the same sponsoring broker. A team is not a separately organized legal entity. Our sponsoring broker is Compass, a licensed Illinois real estate brokerage, and all brokerage services described or offered on this website are provided through Compass.

Every agent featured on this site holds an active Illinois real estate license (broker or managing broker) and is sponsored by Compass. Individual agents may not and do not advertise here in their own names alone; all advertising on this site is under the sponsoring broker's business name as required by Section 10-30(d) and Section 10-30(f) of the Act.

Regulator and license verification

Real estate licensees in Illinois are regulated by the Illinois Department of Financial and Professional Regulation (IDFPR), Division of Real Estate. You can verify the license status of any of our agents, or of Compass, using the IDFPR license lookup at idfpr.illinois.gov. Licenses are available for inspection as required by the Act.

Agency relationships

Illinois law (225 ILCS 454, Article 15) governs the relationship between real estate licensees and consumers:

• Designated agency. Under Section 15-10 of the Act, a licensee working with you is considered your designated agent unless there is a written agreement between the sponsoring broker and you providing for a different relationship. Your designated agent will confirm the relationship in writing no later than beginning to work on your behalf, as required by Section 15-35.
• Duties to clients. A licensee representing a client must promote the client's best interests, present offers in a timely manner, disclose material facts, account for money and property, obey lawful instructions, exercise reasonable skill and care, and keep confidential information confidential (Section 15-15).
• Treatment of customers. Consumers we do not represent are still owed honest treatment. Licensees may not negligently or knowingly give a customer false information (Section 15-25).
• Dual agency. A licensee may act as a dual agent, representing both parties in the same transaction, only with the informed written consent of both clients on the statutory disclosure form (Section 15-45).
• Compensation. Your agent will discuss the sponsoring broker's compensation policy with you, including terms of compensation and any amounts offered to cooperating brokers, as required by Section 15-35(b).

Licensee interest in property

When a licensee sells, leases, or purchases any interest, direct or indirect, in real estate that is the subject of a transaction, the licensee discloses their status as a licensee in writing to all parties (Sections 10-27 and 10-30(c) of the Act). Where a listing on this site is owned by one of our licensees, the listing materials will indicate "broker owned" or "agent owned".

Pricing opinions are not appraisals

Any home value estimate, comparative market analysis, or broker price opinion prepared by our agents is provided under Section 10-45 of the Act and includes the statutory notice: "This is a broker price opinion/comparative market analysis, not an appraisal of the market value of the real estate, and was prepared by a licensed real estate broker or managing broker who was not acting as a State certified real estate appraiser." Automated estimates shown on this website are informational marketing tools, not appraisals and not a commitment to any price.

Listing information

Listing data on this site comes from our own listings and from data feeds we license. Information is deemed reliable but not guaranteed and should be independently verified. Nothing on this site is an offer to sell or lease a specific property on specific terms; availability, pricing, and details change without notice. Advertising on this site is not intended to be fraudulent, deceptive, or misleading, consistent with Section 10-30(a) of the Act, and we publish the sponsoring broker's complete business name so that no advertisement on this site is a blind advertisement (Section 1-10).

Fair housing

We comply with all federal, state, and local fair housing and civil rights laws, including the duties imposed on licensees by Section 15-15(a)(5) of the Act. See our Fair Housing statement.

Consumer information

We do not sell consumer information gathered through this website. Section 10-35(a) of the Act requires licensees who intend to sell or share consumer information gathered through the Internet to disclose that intention in a timely and readily apparent manner; our practices are described in the Privacy Policy.
